Complex Home Modification

NDIS participants may require home modifications due to the impact of their disability. Home modifications can include changes to the structure, layout or fittings of a participant’s home so they can safely access it and move around comfortably in areas they frequently use. 

To ensure maximum freedom and mobility, our key areas for complex home modifications include:

Complex Home Modification

Complex home modifications

Depending on the scope and complexity of the proposed home modifications, you may follow different processes. For more information refer to the NDIS Assistive Technology Complexity Level table.

When complex home modifications (generally Level 4) are being considered, the NDIA may also fund oversight by a project manager or independent building certifier. 

suitably qualified Occupational Therapist will generally be required to certify the effectiveness of the modification to meet your goals and likely future needs (during design and on completion of the works). 

The NDIA has published a Complex Home Modification Guide for builders and assessors (PDF 690KB) to explain what information the NDIA needs to approve assessments and quotes for complex home modifications works.

In some circumstances, the NDIA may fund reasonable and necessary supports related or incidental to home modifications. For example short term rent if you need to move out of your home during home modification building works. 

The NDIA will generally fund standard modifications and fittings. You may opt to use your own money to contribute to a more expensive finish or fixture that achieves the same or equivalent outcome as the supports in your NDIS plan. 

For example, a participant funded for a standard vanity unit may prefer a more expensive finish. In this example the participant pays any additional cost to have the vanity upgraded to their preferred finish. 

HM over $30,000

Where HM works will cost over $30,000, you will need to engage an NDIS Registered Building Works Project Manager (BWPM) for Complex Home Modifications (CHM) construction.  

The BWPM will work with you on the design and appointment of builders, and they may engage suppliers in consultation with you.
